Calculating the property accurately and completing the title transfer are technical matters.
The truly difficult part is whether there is someone who favors no side and yet understands property holding the middle ground—
so the division holds up, and family members needn't strain their bonds over whether it's "fair."

These credentials happen to form the entire foundation a neutral succession executor needs.
